Computer-Aided software is used by engineers, architects and surveyors to produce plans and construction diagrams. The images created allow for two or three dimensional views which can be rotated to show different perspectives, and can be used to alter, optimise or analyse a design. We use CAD software to produce various plans, including engineering and as built plans.

Set out surveys are used when building anything from a small dwelling or large commercial building, to roads, tunnels, bridges, or extensions to existing buildings. The survey involves transferring a design onto site, placing marks on building corners or key points to guide the building process and ensure accuracy. Our surveyors can complete a building or construction set out to enable a construction team to accurately build to plan within the legal boundaries of a site.

Subdivision is a legal process where new parcels of land are created. This may adversely affect the character and amenity of neighbourhoods and towns as well as that of rural landscapes and therefore approvals from District and Regional Councils are required. We have experience in Rural, Urban, Unit Title and Cross Lease Subdivisions and our team can guide you through the subdivision process from preparation and application to Council for Resource Consent through to obtaining Certificates of Title for new lots.

A redefinition survey is used to locate the true boundaries of your property and may be required if you are building a new fence, retaining wall, or structure close to or on a boundary line, or to determine the extent of a parcel of land before purchase.
We can provide an accurate survey to help resolve existing boundary disputes, confirm the correctness of existing boundary marks, replace boundary marks which have been removed or disturbed and prepare legal survey data when necessary to document the location of the boundaries of your land.

Subdividing a parcel of land often requires engineering for the design and construction of new infrastructure including roading and servicing and earthwork management. As part of the subdivision process, our experienced team can prepare Preliminary and Final Engineering Plans for Council approval in accordance with specified standards as well as overseeing construction. Following completion, as-built plans can be prepared and provided in support of an application for section 224 certification.

The purpose of a penetrometer test is to test the soil at a site to produce results which can be used for investigation. A report will use these results to determine the suitability of the ground for the construction of foundations for a proposed building and establish criteria for the design of foundations.
Our Surveyors can complete the necessary fieldwork on site to produce the penetrometer test results required by our Consultant Engineer in order to produce a report for your property.

District and Regional Plans detail those activities for which you are required to gain resource consent, whether it is a boundary adjustment, reducing the distance between a dwelling and the boundary, the removal of indigenous vegetation or the subdivision of land. We provide a complete service that includes the preparation and lodgement of resource consent applications, consulting with affected parties and representation at Council hearings. We are experienced in managing all types of projects from 2-lot subdivisions to large multi-stage developments.

A topographical survey can identify and map the contours of a site as well as any existing features such as buildings, services, roads and vegetation. For building purposes these may also include boundaries and easements. Topographical surveys are usually required by architects or engineers to establish a design.
